House rules

House Rules

Please read all rules carefully. Violations may result in immediate termination of the reservation and eviction without refund.

Age & Occupancy

  • Primary renter must be 18+ years old and present during the entire stay.
  • Maximum occupancy is 6 guests, including visitors.
  • Only guests listed on the pre-arrival form may stay overnight.
  • Total guests must not exceed the maximum property capacity.
  • Children older than 3 years of age count as a regular guest toward occupancy.
  • Registered sex offenders are not permitted to rent or stay at this property.

Check-in & Check-out

  • Check-in: 3:00 PM
  • Check-out: Anytime before 11:00 AM. If you miss the check-out time, that may incur an extra fee.
  • Quiet hours: 10:00 PM – 8:00 AM per city ordinance.
  • No parties or large gatherings at any time.

No Smoking

  • Smoking, vaping, and drug use are strictly prohibited inside the property.
  • Smoking is only permitted outside, away from doors and windows.
  • Violations will result in eviction and additional cleaning fees.

Pet Policy

  • House-trained pets only. All pets must be pre-approved before arrival.
  • Pet fee: $125 per pet.
  • Pets must be on a leash at all times on the property.
  • Unauthorized pets may result in eviction and a $300 penalty.

Visitors

  • Daytime visitors are limited to the number agreed upon at booking.
  • Additional guests are subject to an extra fee.
  • Overnight visitors not included in the pre-arrival form incur a $100 fee per night.
  • Booking guest is responsible for all guests and visitors.

A/C & Utilities

  • Please keep the A/C set at a reasonable temperature (no lower than 72°F / 22°C).
  • Turn off lights and A/C when leaving the property.

Safety & Sensors

  • There are no cameras inside the property. Exterior security cameras may be present.
  • By law, you may not cover, tamper with, or disable any smoke detector, CO detector, or safety sensor.

Liability & Violations

  • The booking guest is responsible for all guests and visitors.
  • Violation of any house rule may lead to immediate reservation termination and eviction without refund.
